Why would there be a delay and how can I avoid delays in my transaction?
- Your moving date is subject to your chain and everyone in the chain having their finances in order, on occasions unfortunately the longer the chain means that there can be delays.
- The first step on the ladder to moving home and improve the speed of your transaction is to speak with your Bank or Mortgage Broker to understand how much you can borrow and receive a Mortgage Acceptance. This is not a Mortgage Offer but does help improve the turnaround time of the actual Mortgage Offer being received. Having a Mortgage Acceptance is also something to make your proposed sellers aware of, this can make you more attractive to sellers.
- Providing there are no issues with the search results of your property and everyone in the chain is agreeable to a moving date it is very common to move within 6 to 8 weeks.
- With a chain, communication is key, if you have any concerns at the outset, do not leave them until later on in the transaction, set out your expectations at the beginning so that every member of the chain and your Solicitors and Estate Agents are aware and can prepare in advance to meet your expectations.
