Suffolk, Essex & Norfolk Move into Tier 4
Can I Still Move House in Tier 4?
Jane Riley, Equity Partner and Head of Residential property explains.
The government have announced stricter regulations for more areas with the remainder of Essex, Suffolk and Norfolk moving into Tier 4 with effect from Boxing Day night.
Whilst Tier 4 restrictions mean that people should stay at home and only travel when necessary, you are still allowed to move house whether buying, selling or renting.
My property team at Kerseys will be working as usual, either remotely or in the office.
Stamp Duty Holiday
The stamp duty holiday ends on the 31 March 2021 so we are very busy, but if you have only just agreed a sale or purchase, please note that transactions are currently taking longer, partly because of the volume of cases and partly because of delays in the processing of searches and mortgages.
So we cannot guarantee that your transaction can be completed within this timescale.
We would recommend that you plan your budget on the assumption that stamp duty will be payable as if you are in a long chain, everyone has to be ready with their mortgage offer, searches and all enquiries dealt with before contracts can be exchanged and a completion date fixed.
Stamp duty is based on the day of completion, so completion has to be on or before 31 March 2021 to take advantage of the savings.
